Industrial noise can massively derail plans

A number of different issues can throw a spanner in the works for development plans. This is especially true for industrial facilities. One of the major problems is noise, particularly from construction and operations. If the developments generate noises that have an impact on quality of life and the environment, they are unlikely to get planning permission. There is a lot to think about here, including loud discharge vent noise, vehicle movements, HVAC systems, and heavy processes such as fabrication and manufacturing.

A recent case

In January we got news about plans to create new industrial units at a site in Warwickshire. The proposals were controversial because they got approval even though local residents in Baginton had serious concerns about industrial noise.

The site is just off the A45, so it has fantastic accessibility. It has been earmarked for regeneration for a while. Previous proposals were to create a new car showroom and workshop for Jaguar Land Rover. They would also provide retail units and a hotel. However, they did not progress.

These latest plans for the site will instead create a dozen industrial units. Interestingly, the proposals got approval even with the protests and without details of the specific noise levels. Sadly, the latter won’t be clear until there are details of what type of businesses will occupy the units. Some operations may need to think about solutions like discharge vent silencers.

Concerns

The main criticism of the proposals is the additional noise will have a huge influence on Baginton residents. This will include years of disruption during the construction and then ongoing operational noises. There was also criticism that the village already has problems because of vehicles passing through to go to and from commercial premises.

While council officers had sympathy for the concerns, and understood there would be disruption, they gave approval. Ultimately, they made the decision that the jobs the industrial units would create outweigh the harm. Additionally, they said each occupant of the units will be assessed in the future to try to minimise the impact.
